Cracks in a foundation wall can often occur due to the gradual shift of the dirt underneath your home. Over time, that movement can create cracks in the foundation. In other cases, moisture can worsen existing cracks and allow water to seep through the cracks.

What are common signs of foundation damage?

  • Foundation cracks and fireplace cracks. Any horizontal or vertical cracks or cracks that follow a stair-step pattern down the side of your foundation are problematic and need an expert opinion to see if your foundation is in need of repair. You should also ensure you have a licensed professional inspect your fireplace every year and check for cracks or other damage. 
  • Damage to basement walls. If your basement walls show water stains, peeling paint, mold, mildew, or any sort of basement leak there is the potential for larger problems occurring in your foundation. Call the Experts to remove any doubt.  
  • Drywall cracks. Some foundation settling is natural, but if your foundation settles too much, the drywall could begin to crack. Look for cracks above door frames, near any corner of the structure, and above windows. 
  • Water, flooding, or leaks in the basement. Water in the basement is a clear sign of trouble. The water must be coming in from somewhere – and it could be entering from cracks in your foundation. Many times the water source is straight from the roof.  Inadequate gutters or no gutter system are prime reasons that foundation settlement occurs. Other foundation issues in a basement or crawlspace can come from running a dehumidifier or sump pump incorrectly.   • Uneven floors. Uneven floors or dislodged floorboards are another sign that your home’s foundation is settling. Uneven floors or balls rolling in one direction when set on the ground means your floor is out of level and you need an inspection from us. For example, think about water and how water rolls in one direction until it settles in a pond.  
  • Doors that are not level or will not close. Do you have a hard time opening or closing doors?  Do doors scrape at the corners when opening or closing them?  The doors and windows of your home started level, but over time may have settled due to foundation movement. This is a sign of structural problems with your home.
  • Tile cracks. Look for cracks in tiles on the walls of your bathroom or kitchen – where ever you have tile.  This is another sign of unevenness which means you need a foundation inspection for settlement. 
  • Stem wall deterioration. As your home’s concrete stem wall absorbs moisture, the rebar inside can begin to rust and deteriorate. This causes rust inside to expand, which puts pressure on concrete and causes it to flake and spall – a nice way of saying that your walls are falling apart. 
  • Foundation or concrete slab settling. When your home’s concrete slab settles due to soil destabilization, it can begin to crack.  Small cracks can lead to moisture leaks, which in turn cause bigger cracks and more serious problems.
  • Foundation heave. Foundation lift occurs when clay soils absorb water and heave upwards into the foundation, causing the foundation to crack inward.
